About this map & data notes

      • Physicians: office addresses from the SMC Active Doctors 2026 directory. Physicians who share a building are grouped into one marker, and the number on it is the headcount.
      • Parcels: traced from a hand-marked map screenshot and aligned to real road intersections. Outlines are approximate. Acreage and price are as written on the sketch.
      • Target size: about 3 acres / 160,000 SF (3.67 ac). "3-ac fit" = 2.5–5 acres. "Splittable" = over 5 acres, which could be divided into a ~3-acre site; confirm with the seller that a split sale is possible. For multi-lot listings, the largest lot size is used.
      • Zoning comes from the City of Oklahoma City and City of Edmond zoning maps, checked at each lot. By default the map shows only land zoned commercial (OKC C-1/C-3/C-4, Edmond D-1/D-2/E-1/E-2) or office (OKC O-1/O-2, Edmond D-0), since medical offices are allowed in office districts. Planned Unit Developments (PUD/SPUD) were checked one by one against their city ordinances, Master Design Statements and staff reports (Oct 21, 2026): PUDs whose approval allows commercial/office use are shown with a dashed green badge and a source link; PUDs that allow only residential, industrial or golf uses were removed; PUDs that vary by tract (or where the pin touches several PUDs) stay behind the "+ PUD" filter. Listings zoned residential, industrial or agricultural were removed: .
      • Outlines: solid shapes come from Oklahoma County parcel records (2021) where a county parcel matched the listing's acreage; diamonds are listings without a confident match; your marked parcels without a county match keep their traced outline.
      • Online listings (orange): land listings of 1 acre or more within 5 miles of the physician center point from LoopNet, Crexi and CommercialSearch. Pulled October 21, 2026. Three of them are your marked parcels; those parcels now link to the listing. Pins are placed from the listing address. Always confirm availability, price and zoning with the broker.
      • Top 10 by volume uses Summit's 24-month case report (10/22/2024–10/22/2026). "Surgical cases" counts inpatient, outpatient and OSD Portland cases; "All encounters" also counts ancillaries (lab/imaging) and wound care (mostly hyperbaric sessions). With the toggle on, only those physicians count toward the center point, rankings and heatmap; it combines with the specialty and partner filters.
      • Distances: "Straight-line" uses miles as the crow flies. "Drive time" uses free-flow driving minutes from the OSRM router (OpenStreetMap roads, no rush-hour traffic), so real peak-hour times will be longer. Land sites use pre-computed times; the center point and test pins are looked up live. Distance rings on the map are always straight-line miles.
      • Surgery centers & hospitals (toggle, off by default): Medicare-certified ambulatory surgery centers that report to CMS quality programs (addresses from the NPPES NPI Registry) and hospitals from CMS Hospital General Information, within 15 miles of the center point; psychiatric hospitals left out. Summit Medical Center (SMC) is ours, so it is always shown with its own marker and never counted as a competitor. ASCs that don't report to Medicare won't appear.
      • Median distance means half of the selected physicians are closer than this. It is the main centrality measure, because a few distant offices (Stillwater, Shawnee, Chickasha) don't skew it.
